Relocations
Our team compiles real time market data enabling our clients to quickly access available options when current space is potentially unsatisfactory for future client use.
Renewals /Renegotiations
Utilizing local market knowledge, we can ensure that terms offered by an incumbent landlord are consistent those of competing buildings.
Lease Analysis
Well before a relocation or renewal is even contemplated, tenants need to understand the current lease in place. In order to properly develop a real estate strategy, we help our clients clearly understand every aspect of their current leasehold(s).
Acquisitions
When clients prefer to own or invest in the buildings they occupy, we utilize our knowledge of comparable sales prices, construction costs and current financing environment to determine fair market pricing, projected returns on investment and detail lease vs. buy analyses.
Build-to-Suit Negotiations
When a client’s requirement includes a potential to-be-built facility, we utilize our expertise in construction and development to ensure budgetary objectives are met and the completed product is consistent with pre-approved plans and specifications.
Facility Programming
Often the first step to fulfilling a successful real estate requirement is the development of a space “program.” We often spend considerable time with clients up front helping to articulate their needs from both a square footage and overall functionality standpoint. Before we even consider specific buildings or space plans, we work to model the breakdown between office and open work areas, individual square footage allocations, required meeting and support space and critical adjacencies within the space.
Schematic Design
With in-house space planning expertise, we can offer an array of support to clients as they evaluate particular space options or potential layouts within the space.
Architectural Coordination/Construction Administration
As a full-service tenant rep, we do not disappear once a space is chosen and a lease is signed.  We continue to work closely with our clients from design development through completion of tenant work.  As issues come up relating to schedule, the allocation of costs between tenant and landlord and adherence to the terms of a lease’s “workletter,” we continue to serve as our client’s advocate.
